Built by developers who got tired of overpaying the IRS
The frustration was simple: S-Corp elections, 1031 exchanges, capital gains harvesting are not exotic strategies. They are standard tools. But understanding whether they apply to your situation costs $400 an hour. We thought that was ridiculous, so we built the calculators ourselves.
What we are trying to do
Give self-employed people, freelancers, and small business owners the same modeling tools that accountants and high-net-worth clients have always had access to. Free, no account required, and every calculation runs in your browser so your numbers never touch our servers.
The tools
S-Corp Optimizer
Models the exact FICA savings from splitting income between W-2 salary and S-Corp distributions across any profit level.
Real Estate1031 Exchange Wizard
Calculates capital gains deferral, boot, replacement property requirements, and debt relief scenarios under IRC §1031.
InvestmentsCapital Gains Strategy
Models short vs. long-term rate differences, tax-loss harvesting sequences, and bracket stacking for 0% LTCG planning.
Risk AnalysisIRS Audit Risk Matrix
Scores your filing across 12 known IRS DIF trigger categories to identify high-risk deduction patterns before you file.
How the math works
Every calculation is grounded in the current Internal Revenue Code and IRS Publications. We use the 2026 IRS tax brackets, FICA wage bases, standard deduction amounts, and the §199A QBI deduction thresholds. These get updated each year when the IRS publishes its inflation adjustments.
The S-Corp savings engine runs the actual Schedule SE formula, not an approximation. The 1031 Exchange Wizard models realized vs. recognized gain, boot, and mortgage relief per Treas. Reg. §1.1031. The Audit Risk Matrix scoring comes from published IRS audit selection research and Discriminant Income Function (DIF) scoring literature.
These are mathematical estimates. They are not a substitute for a licensed CPA, Enrolled Agent, or tax attorney who knows your full situation.
